Our talented and dedicated team have successfully managed rented property for over 19 years. The focus has always been keeping Landlords and Tenants happy by maintaining property condition and monitoring tenancies to achieve competitive rents, minimal void periods and well-presented good quality properties.

Modern technology

Investing in the future to provide the best possible service. Property management software, digital inventory and property inspection reports, maintenance reporting via our website, digital signature documents and online payments.

Tenant check in

Handover keys and provide welcome documents including 24 hour emergency contacts. If issues are identified by the Tenants we can usually diagnose and resolve issues over the phone reducing contractor costs. Tenants are made aware of their Tenancy responsibilities, every detail is considered for example window cleaning, gardening.

Deposit legislation

In accordance with Tenancy Deposit Scheme regulations, we register and pay the deposit to the DPS for safe keeping until the Tenancy end.

Utilities & Council tax

Promptly set up new accounts for council tax and Utilities for a smooth change of occupier.

Collection of rent

Our team never miss the routine of rent collection forwarding to you the balance via bank transfer. Our professionalism allows for a brilliant track record of minimal rent arrears and prompt payment by standing order or online payments.

Quarterly inspections

We always visit your property every 3 months ensuring your Tenants are keeping the property in accordance with their tenancy agreement. Promptly reporting our findings with photos to reassure you that your property is in good condition. Our digital report means the information can easily be followed and also saved for reference.

End of tenancy inspection

Ensuring your property is returned to you in its original condition excepting fair wear and tear is always our end goal. Marketing is arranged ideally 2 months in advance to minimise void periods.

Legislation compliance *extra charges apply

Legionnaires risk assessment, Gas safety certificate (CP12), Energy performance certificate (EPC), Smoke and carbon monoxide detector installation and electrical wiring certification are all given priorty organisation.

Our approved list of qualified insured tradesmen and 24 hour emergency contact, allow your property to always be maintained to the highest standard. Our team always review quotes and monitor quality keeping a close eye on cost.

Inventory service available *extra charges apply

The inventory is extremely detailed. Attention to detail is critical and provides the best chance of monitoring the condition of your property during the tenancy. Our track record is excellent and the service provides excellent value for money as we also deal with the Tenancy deposit regulation.
