Two offices, one side of the city
Most of what Bowson sells and lets sits in a band across the north and east of Newcastle: Gosforth and Jesmond on one side, through Sandyford, Heaton and High Heaton, up to Benton and Longbenton and out to Wallsend.
An area guide can't value a house. Two streets apart in the same postcode can mean a different buyer, a different rent and a different council. What this page can do is tell you what each area is made of, so you know what you're comparing when you look at prices.

NE7 · Home of our Benton Road office
High Heaton is where Bowson's Benton Road office is, so it's the area the team sees every working day. Most of it was built between the wars: bay-fronted semis with drives and gardens, on streets that run towards the Freeman Hospital and Paddy Freeman's Park.
Round the edges the housing changes. Manor Park has modern town houses and two-bedroom flats. Cochrane Park has later semis and bungalows. The Freeman is a short journey from all of it, which matters to a lot of the people who look here.

NE6 · East Newcastle
Heaton is terraces and Tyneside flats: long Victorian and Edwardian streets running off Chillingham Road and Heaton Road, which is where most of the cafés, bars and independent shops are.
A Tyneside flat looks like a terraced house from the street, with two front doors side by side. One opens into the ground-floor flat, the other onto the stairs to the flat above. They're the staple of NE6: first homes, professional lets and student lets. Many are sold on a Tyneside lease, where each owner holds the freehold of the other flat, and it's worth having a solicitor who has seen one before.

NE7 · NE12 · North of High Heaton
North of High Heaton the plots get bigger for the money. Benton has older semis around Benton Park Road and the village. Longbenton is mostly post-war housing, with newer estates added around it and Forest Hall next door.
This is where a budget that buys a flat in Heaton will often buy a house with a garden, and it has three Metro stations to get you back into town.
The council boundary runs through here. Some streets are Newcastle City Council and some are North Tyneside, which changes council tax, school admissions and landlord licensing. Check which side a street falls on before comparing two houses.
NE2 · Home of our St George's Terrace office
Bowson's Jesmond office is on St George's Terrace. Jesmond has the largest houses we deal with: three-storey Victorian and Edwardian terraces, some still family homes, many long since divided into flats or let to students and sharers.
That mix is the thing to understand before pricing anything here. The same house is worth one figure to a family and another to an investor, and which buyer it suits depends on its layout, its licence and its planning history as much as its street.
Sandyford sits between Jesmond and the city centre. The terraces are smaller, there are more Tyneside flats, and you can walk into town.

NE3 · North Newcastle
Gosforth is built around its High Street, with the Town Moor on its southern edge. Nearer the High Street the houses are Victorian and Edwardian terraces. Further out they're 1930s semis, and further again the newer estates at Kingston Park.
Bowson doesn't have a Gosforth office. It's covered from Jesmond, the next suburb south, and most of what we sell and let here is in South Gosforth: terraces, semis and flats within a walk of the Metro.
NE28 · East along the Coast Road
East along the Coast Road from Heaton, and under North Tyneside Council, not Newcastle City. The name is literal: Segedunum fort marks the eastern end of Hadrian's Wall.
Near the High Street the housing is terraces and Tyneside flats. Further out it's inter-war semis, then newer estates, and Bowson sells in Holy Cross, High Farm, Fallow Park and St Peter's Park. Prices are lower than in Heaton or High Heaton, which is why first-time buyers and buy-to-let investors both look here.
