Preparing your Property For Rental in 2016!


It is January 2016 already…. How did that happen? It feels as though everyone has their ‘New Year, New Me’ resolutions so here at Bowson Lettings we wanted to give you some top tips on how to make your January a productive one and prepare your property for the rental market.

 Here are some quick and easy changes you can make to your property that will prepare it for prospective tenants. All you landlords out there will understand that some work needs to be done in order to ensure your property is up to a high standard which will help find a future happy tenant!

Complete any Un-Finished Work 

The best time to complete any un-finished work is when a property is vacant, however if this is not possible try and make sure any promised work to future tenants is completed before they move in. If you have various repairs that need to be done then prioritise them and treat the most pressing problems first. If you have no major work that needs to be done, why not consider sprucing up your property by giving it a lick of paint or fixing that leaky tap. Redecoration can add a new lease of life to the property and colour can revamp the theme of a room!

De-Personalise and De-Clutter Rooms

Space that is filled with clutter is a major turn off to prospective tenants, it gives the impression that there is a lack of storage space in the property. Put away all of your personal items to let viewers visualise their own belongings in the property. First impressions count so think about what you would think if you walked in to a messy house?

Give it a Good Clean! 

One of our most important tips is that your property should been in a clean condition when viewings are being conducted. If your property is currently vacant use this time to either arrange for a professional deep clean or get your rubber gloves on and give it a good scrub! Remember the cleaner your property is when tenants move in the higher the standard is set, all tenants must leave the house as it was found which may include getting it professionally cleaned at the end of a tenancy.

Maintaining and Replacing 

If you decide to rent out your property you are responsible for maintaining the building and appliances you leave in the property. It may be a good idea to remove any temperamental appliances before your new tenant moves in and replace with new ones to try and avoid those phone calls about the washing machine breaking! 

Set A Competitive Rental Price 

Speak to your letting agent about setting the cost of the rent to reflect the other homes in your area and the size and standard of the property. Remember, potential tenants will always be looking around for a good deal, so set the rent at a reasonable price and make sure you emphasise all the unique elements of your home.
