Confirms that every gas appliance, pipe and flue in the property is safe. It has to be in date before a tenancy starts and for as long as it runs.

Safety testing of the electrical appliances you supply. It is a legal requirement in licensed HMOs with five or more tenants, and Bowson recommends it wherever appliances are provided.

Smoke and CO Alarm Service

Working alarms are a legal requirement in every rental property, and they must be checked at the start of each tenancy. A professional service visit is only mandatory in licensed HMOs with five or more tenants. Bowson strongly recommends it for every property, so there is a dated record that the alarms were tested and working.

Legionella Risk Assessment

Every landlord has a legal duty to assess and manage the risk of Legionnaires’ disease in the water system. The law doesn’t require a professional to do it, but Bowson strongly recommends one: a dated report from a qualified assessor is your evidence that the duty was met.

A full record of the property’s condition and contents. It is what a deposit claim stands or falls on.

Section 13 Rent Increase Notice

Rent can be raised once in any twelve months, by a Section 13 notice in the prescribed form. Bowson prepares it, serves it and keeps the record.

The notice that allows possession of a student house to be recovered so it can be re-let to students for the next academic year.

Deposit claims

Statutory Declaration Submission Fee

Where tenants don’t respond to a claim against the deposit, Bowson completes a statutory declaration, has it witnessed by a solicitor, and submits it to the TDS so the funds can be released.

Non-Resident Landlord Tax

Solicitor Referral

Where Bowson introduces a seller to a solicitor, Bowson receives a referral fee from the solicitor. You are free to use any solicitor you choose.

Bowson Residential is an introducer appointed representative of Lenderyou Mortgages Ltd, and receives a share of the commission on any insurance you take out through them. If you speak to them and go elsewhere, Bowson receives nothing.

The small print

How these figures work.

Every price on this page includes VAT. Letting and management fees are starting points: they vary with the type of property, the rent, the size of a portfolio and the level of service, and a written quote for your property follows the market appraisal.

Notices are charged on both services. Fully Managed includes renewals and rent reviews. The Section 13 and Ground 4A notices themselves are charged separately, as listed above, on Fully Managed and Tenant Find alike.

On Tenant Find, deposit protection stays with the landlord. Bowson will advise on it, but registering the deposit on time is your responsibility, and the deadline doesn’t move.

Redress and client money. Bowson is a member of The Property Ombudsman and follows the TSI Approved Code. Client money is protected through safeagent.
