Selling with Bowson
Curious what your home would sell for?
A visit, a figure built from what has actually sold near you, and the reasoning behind it in writing.
No cost, no obligation
Book a sales valuation.
The figure is only half of it. What you take away is the evidence it was built from, on paper, so you can compare it with anyone else’s.
- Book. Bowson calls to arrange a visit at a time that suits you.
- The visit. Sam or John walks the property and talks through what would move the price, and what to leave alone.
- In writing. The figure, the comparable sales and the reasoning, sent to you to keep.
Not ready for a visit? Get an instant online estimate and have it tested against the street when you are.

Bowson’s own marketing
How your home would be shown.
Every photograph here was taken by Bowson for a Bowson seller. The wide shots sell the space. The details, the light and the drone sell the house.

How Bowson values a home
An honest figure, explained in person.
It starts with a visit, not a postcode. Sam or John walks round with you, asks what you’ve done to the house and what you need from the move, and looks at the things no online estimate can see.
- What has actually sold near you. Sold prices on your streets, not asking prices, and how each of those homes compared with yours.
- What a buyer could choose instead. The homes on the market around you now are who you’re really up against.
- The condition, honestly. What adds value, what doesn’t, and what isn’t worth touching before you sell.
- Your plans. Your timescale, whether you’re buying, and what matters most to you. The strategy is built around that.
Then you get it in writing, with the reasoning, to keep.

Marketing your home
Marketing that does the house justice.
Buyers decide whether to view from a handful of photographs on a phone. So every home gets proper photography, a floorplan and a film, and goes in front of the people most likely to buy it.
- Photography, floorplan and video tourTaken once the property is presented as it should be, not before. If a room needs a weekend’s work first, you’ll be told.
- Rightmove, Zoopla and Bowson’s own site on day oneThen Facebook, Instagram and TikTok for the buyers who aren’t searching yet but would move for the right house.
- Bowson’s register of buyers, contacted directlyMatched to the property before and after it goes live.
- Accompanied viewings, feedback after eachIncluding the parts that aren’t flattering, because that is what the price is tested against.
- Offers qualified before they reach youFinance, chain and timescale checked, so you compare real positions rather than headline numbers.

How a Bowson sale runs
Four stages, and the same people across all of them.
Valuation and strategy
A visit, the comparable evidence, and an honest read on condition. If the advice is to spend on one room before marketing, or not to bother, you get that advice rather than a listing.
You decide the asking price. Bowson’s job is to make sure you’re deciding with everything in front of you.
Launch
Photography, floorplan, portals, social channels and the buyer register in the same week. Viewings accompanied, feedback after each one.
If the first fortnight is quiet, that gets named early, and what to change gets discussed before a reduction does.
Offers and negotiation
Every offer reaches you with the buyer’s position checked: finance, chain and timescale. Bowson negotiates from that, and will say plainly whether an offer is worth taking or worth waiting on.
Once you accept, the memorandum of sale goes to both solicitors the same day.
Sale progression
From accepted offer to completion, most sales take 8 to 14 weeks. Nothing is binding until exchange, and Bowson sits between both solicitors chasing whoever holds the next step.
You get an update every week whether or not anything has moved, so you are never the one doing the chasing.
Bowson’s sales team
The people you’ll be dealing with.
You’ll see these names in Bowson’s reviews, again and again. Sam and John value homes and negotiate the offers. Alex, Lauren, Emily and Katie keep the sale moving once a buyer is found, through the solicitors, the chain and the final hurdles. Whoever picks up the phone knows where your sale is up to, because there is no call centre and nobody to be passed to.
Why sellers trust Bowson
Three things sellers say, in their own words.
You always know where things stand
Always taking the time to explain what was happening and keeping me fully informed with regular updates, whether the news was good or challenging.
David Smith · sold through High Heaton
He liaised well with myself, the buyer and the solicitor and was very transparent in doing so. So important as we reside overseas.
Sumita Biles · sold through Jesmond
People, not a process
What really stood out was how much they genuinely cared. Nothing ever felt like too much trouble.
James · sold through High Heaton while relocating
I have both bought and sold several properties over the years and can definitely say that Bowson are far friendlier and efficient than some of their larger competitors.
Michelle · two sales through Jesmond
There for the hard part
Sam went above and beyond to help push this sale through by mediating with all parties and getting both sides solicitors on the same page.
Carol Mitchell · sold through High Heaton
After struggling to sell our property with an estate agent in Whitley Bay, Sam and his team presented our house as it should have been initially. Our house sold shortly after listing with them.
Craig · sold through Jesmond
“Buying or selling a home is one of the biggest financial decisions most people make, so having an estate agent you can completely trust makes all the difference.”James · Google review, Bowson High Heaton
Questions sellers ask first
Straight answers, fees included.
What does Bowson charge to sell a home?
Sole agency: 1.2% of the sale price, including VAT. Multi-agency, where you instruct more than one agent: 1.8% including VAT.
The fee is settled by your solicitor from the sale proceeds on completion. The valuation itself costs nothing and doesn’t commit you to anything.
How long will it take to sell?
Getting to an offer depends on the price and the type of property more than on the market. A well-priced two-bed flat in Heaton or a family semi in Gosforth tends to find its buyer in the first few weeks, often with more than one offer. A specialist property, or a price set at the top of the band, takes longer, and you’ll be told which yours is before it launches.
From accepted offer to completion, most sales take 8 to 14 weeks. Solicitors, searches, the buyer’s mortgage and any chain all sit inside that, and nothing is binding until exchange of contracts.
What is the difference between an online estimate and a valuation?
An online estimate knows what sold near you and the number of bedrooms recorded against the address, which is often the number from before the loft went up. It doesn’t know whether the extension was signed off, which side of the street you’re on, whether you own the upper or the lower on a Tyneside flat, that the sales it leaned on were chain-free and yours won’t be, or what the kitchen is like, because nobody has been inside.
None of which makes the estimate wrong. It just hasn’t been tested. If you want the estimate first, Bowson’s instant valuation gives you one in a couple of minutes.
I’m on the market with another agent. Can I switch?
Yes. If the viewings have stopped, it is usually the price, the presentation or the exposure, and sometimes all three. The first job is working out which, because a reduction fixes the first and does nothing for the other two.
Before anything else, read your existing agency agreement. Most sole agency terms run for a fixed period with a notice period on top, and instructing a second agent inside that term can leave you owing two fees. Bowson will read the clause with you if it’s easier.
Should I do any work before selling?
Sometimes, and sometimes the cost isn’t recovered. Condition is usually the biggest single lever on price, and the gap between the middle and top of a price band is often presentation rather than anything structural. The valuation covers it: what would move the property into a higher band, what is cosmetic and cheap, and what to leave for the buyer to do their own way.
I need to buy as well. Should I sell first?
In most cases, yes, at least to the point of being under offer. An offer from a buyer whose own home is already sold subject to contract carries more weight with a seller than one from a buyer who hasn’t started. The timing between the two is a conversation for the valuation, because it depends on what you’re buying and how busy that part of the market is.
I’m a landlord. Can I sell a property with tenants in it?
Yes, and it is a different question from selling your own home. Since 1 May 2026 you can no longer put a rental up for sale, see what happens, and re-let it if it doesn’t work: serving notice on the selling ground commits you, because there’s a restriction on re-letting afterwards. So it’s a conscious decision either way, made with the tenancy dates, what the property is currently achieving and what similar stock is selling for in front of you.
What happens after I accept an offer?
The memorandum of sale goes to both solicitors the same day and the property is marked sold subject to contract. From there:
- You instruct your solicitor and return their ID checks
- You complete the property information and fittings forms
- Your solicitor issues the draft contract to the buyer’s side
- The buyer’s searches, survey and mortgage valuation run alongside
- Enquiries are raised and answered, which is where most time is lost and where Bowson chases hardest
- A completion date is agreed and contracts are exchanged, the point the sale becomes binding
- Completion, and the keys are released once your solicitor confirms the funds have arrived
Throughout, a weekly update from Bowson whether or not anything has moved, with what’s outstanding and whether that’s normal.
