How It Works

The first step is finding the right property. You can browse online, but registering with Bowson means you’ll hear about new listings first, often before they go live.

Once something catches your eye, we’ll arrange a viewing at a time that works for you and guide you through any questions.

If it feels like the right fit, you can reserve the property and begin the next steps of the tenancy process with our support.

Holding Deposit & Contracts

Once your offer is accepted, we’ll request a holding deposit — this is equal to one week’s rent and lets us take the property off the market while we complete the next steps. It shows your commitment and protects the property from being let to someone else. 

We’ll guide you through referencing, confirm your move-in details, and prepare your tenancy agreement. The deposit is paid by bank transfer and forms part of your first month’s rent if everything goes ahead.

Final Steps & Moving In

Once your references are approved, we’ll guide you through signing the tenancy agreement and making the final payments. This includes your first month’s rent; minus the holding fee paid and the damage deposit, both due before your move-in date.

Refund & Cancellation policy

Your holding deposit is fully refundable if the landlord chooses not to proceed or if the agreement isn’t finalised within the agreed timeframe.

In some cases, the holding deposit may be retained, for example, if false information is given during referencing or if you decide not to continue without good reason. If this happens, we’ll always explain the outcome clearly and in writing.

If your tenancy doesn’t go ahead, any payments made to Bowson will be refunded promptly.

For managed properties Tenancy Deposits held by the TDS (Tenancy Deposit Scheme) will be returned in line with their official process at the end of the tenancy term.

Renters FAQs

You’ll sign once your references have been approved and the holding deposit has been received. We’ll send everything over digitally, and our team will guide you through each step.

We’ll check your employment status, income, credit history, and previous landlord references (if applicable). If you don’t meet the criteria alone, a guarantor may be required.

We recommend arranging contents insurance to protect your personal belongings, but this isn’t mandatory. The landlord is responsible for insuring the building itself.
These are due before your move-in date—typically once referencing is complete and the tenancy agreement is ready to sign. We’ll confirm amounts and provide full payment details in advance.
