Bills, sorted
Our houses are let without bills unless they say otherwise. If your group would rather have one price, add the UniHomes bills package: gas, electricity, water and fibre broadband in one weekly payment each, with contents insurance at no extra cost. It's optional.

UniHomes 2027/28 rates. The bigger the group, the less each person pays. The package is supplied by UniHomes under its own terms (unihomes.co.uk/ums-terms-and-conditions). You can add a TV licence on the UniHomes order form.
Where students live
Most of our student houses are in a band from Jesmond and Sandyford across to Heaton, with more to the west in Fenham and Arthur's Hill. Here's what each one is like.
The busiest student area in the city. Big Victorian terraces split into flats and shared houses, a short walk from Newcastle University.
Between Jesmond and the city centre. Smaller terraces and Tyneside flats, often a little cheaper than Jesmond, and you can walk into town and to both universities.
East of Jesmond. More space for the money and a strong community feel, so it suits bigger groups. Our second office is on Benton Road in High Heaton.
West of the city centre, close to Leazes Park and the RVI. Rents are lower and the houses are bigger, so it suits big groups on a budget.
Everything on the doorstep: lectures, shops and nights out. You pay more for the location, and flats are smaller than out in the suburbs.
How it works
Book a viewing online, by phone or in the office, and bring as many of your group as you can.
Apply and pay a holding deposit of one week's rent. The house is held for you while references are done.
Everyone is referenced. Most students need a UK-based guarantor, usually a parent. No UK guarantor? Talk to us about the options.
Once references are back, we send your tenancy agreement to sign. We explain every payment before you sign.
We confirm your check-in time, hand over the keys on day one and give you the inventory and who to call.
Questions students ask
Per person per week. It's how student houses are usually priced, so you can compare a three-bed flat with a six-bed house. We also show the monthly rent for the whole house on each listing.
It's the rent per person, plus the UniHomes package rate for a group the size of the house. A six-bed house uses the six-person rate. Where the landlord already includes bills, we say so and show one price.
No. It's optional. You can set up gas, electricity, water and broadband yourselves instead.
Not if everyone living in the house is a full-time student. If one person isn't, the house gets a council tax bill, which may be reduced. You arrange this with the council.
The tenancy deposit is 5 weeks' rent, due 30 days before you move in. The holding deposit you paid earlier comes off your first month's rent.
For houses Bowson manages, your deposit is registered with the Tenancy Deposit Scheme (TDS) and you get login details to track it. For houses we don't manage, the landlord registers it with the scheme they use.
