Viewings & Securing the Property

Seen something you like? Book a viewing online, by phone, or in person and bring your group along. If it feels right, we’ll help you secure it quickly. This means paying a holding deposit (one week’s rent), completing application forms, and providing ID. Once that’s done, the property is reserved for you (subject to referencing), and we’ll guide you through the next steps.

Guarantors, Contracts & Payments

Most student tenancies require a UK-based guarantor, typically a parent or guardian who agrees to cover rent if needed. If that’s not possible, speak to us about alternative options. Once referencing is complete, we’ll send out your tenancy agreement to sign and confirm the final payments due. This includes the remainder of your first month’s rent mius the holding fee you paid earlier. Your damage deposit (usually equal to one month’s rent) is typically due 30 days before your tenancy start date. Everything is explained clearly before anything is finalised.

Adding Bills & Move-In Ready

Most student properties will be advertised without bills, unless specifically stated or if you’re looking on a bills inclusive website. We work with Unihomes to offer a simple bills package as an optional add-on. It can save your group a lot of time and hassle, covering everything from gas and electricity to Wi-Fi and water in one monthly payment.

Once everything’s signed and paid, we’ll confirm your check-in time and hand over the keys on the day your tenancy starts. You’ll also get an inventory of the property and contact details for anything you need. 

Quick Reference Guide

References
On behalf of the landlord, an independent referencing agency undertakes reference verification and credit checks on each applicant. We forward to the referencing agency completed referencing documentation which will require details of your any employers, bank account, any former landlords, a guarantor and a character reference. This can take around 48 hours.

Guarantor
In most cases student applicants may require a suitable guarantor willing to accept and underwrite any rent and tenancy liabilities before the application can continue. Guarantors will need to meet the same reference and credit check requirements as the applicant.

Identification
Proof of ID will also be required. When you produce the required documents at our office, photocopies will be taken, and the originals returned to you before you leave. Do not send originals, they cannot be processed in your absence. Suitable identification documents are: A full and current Passport or a current valid Photo Driving License.

Rent
Payable in advance by Standing Order, unless alternative arrangements are agreed in advance

Council Tax
If everyone living in your house is a full-time student then you are exempt from paying Council Tax. If only one person in your house is not a full-time student, then you must pay a reduced Council Tax bill. You can organise all this with the council online.

Utility Bills
Council Tax, Water Rates, Gas, Electricity, Telephone, Audio Visual network services and TV License costs remain the responsibility of the tenant and must be paid directly to the relevant supplier unless alternative arrangements are agreed in advance.

Tenancy Deposit & Refund Policy

Once you’ve moved in, your damage deposit is held securely in line with government regulations. For properties managed by Bowson, we register your deposit with the Tenancy Deposit Scheme (TDS) and you’ll receive login details so you can view and track it online.

If your tenancy is not managed by us, the landlord will register the deposit using their preferred scheme.

Refunds follow our refund policy which can be found on our website: if the tenancy doesn’t proceed, and you meet all the terms, your holding deposit and any further payments will be refunded. If you withdraw or fail referencing without a valid reason, deductions may apply. but we’ll always explain this clearly.
