Letting a property comes with legal responsibilities. At Bowson, we aim to make the process as smooth as possible by helping landlords stay fully compliant and avoid costly oversights. This page outlines the essential compliance services we offer, the associated charges, and why they matter. Our goal is simple: to protect your investment and ensure your tenancy runs legally, safely, and without unnecessary risk. We believe in transparency, so we’ve clearly listed our charges and what’s included, which reflect the time, care and legal diligence involved in keeping your property compliant.
Compliance & Safety Certification Administration
Every rental property must meet specific legal safety requirements. If you instruct us to arrange these certifications on your behalf, we will charge the cost of the certificate plus an administrative fee. These certificates are not optional and must be valid before a tenancy can legally begin or continue.
Gas Safety Certificate (CP12)
This annual certificate is a legal requirement and confirms that all gas appliances, pipework, and flues in the property are safe.

Energy Performance Certificate (EPC)
An EPC is required for all properties being marketed to rent. It gives tenants a clear idea of the property’s energy efficiency and must be renewed every 10 years.

Legionella Risk Assessment
This assessment identifies any risk of Legionnaires’ disease, a bacteria commonly found in water systems. It’s a legal duty to assess and manage this risk in rental properties.

Electrical Installation Condition Report (EICR)
Legally required every five years, the EICR assesses the safety of your property’s electrical systems and installations. It must be carried out by a qualified professional to ensure the property meets current electrical safety standards.
- 1-2 bed: £168 inc. VAT
- 3-4 bed: £192 inc. VAT
- 5+ bed: £216 inc. VAT
Portable Appliance Testing (PAT)
PAT testing checks the safety of electrical appliances provided in your rental property and is often required in furnished or HMO properties. This is only mandatory in licensed HMOs with five or more tenants.

Smoke Alarm Service
We check, test, and where required replace smoke and carbon monoxide alarms to ensure the property meets all current safety regulations. This service is only mandatory in licensed HMOs with five or more tenants.

Inventory Preparation
A clear and thorough inventory is the foundation of protecting your property and deposit disputes. Prepared before move-in, this document details the condition of the property and its contents.
- 1-2 bed: £120 inc. VAT

- 6+ bed: £180 inc. VAT
HMO Licensing & Applications
If your property requires a House in Multiple Occupation (HMO) licence, we can handle the application process on your behalf, liaising with the council and submitting necessary paperwork.

Key Cutting
If new or replacement keys are required, we organise cutting and delivery.

Fully Managed Service
Our full management option is designed for landlords who want complete peace of mind. In addition to everything included in our Tenant Find service, we handle rent collection, inspections, maintenance, compliance & legislation, tenancy renewals including rent reviews, and more. You’ll have a dedicated property manager throughout.
